The MMC requirement, and what it means for your pipeline
The State's MMC roadmap sets a clear direction: a defined proportion of social and affordable homes are to be delivered using modern methods of construction. Around 3,000 units are already in the social housing pipeline for Design & Build MMC delivery, and the November 2025 action plan pushes standardised design and MMC further into the center of public procurement strategy.
Three ways to work with us

Design and Build on council land
We take the site through design, Part 8 or planning, and construction as a single package under PW-CF2. This is what gets the most out of an offsite system, because the design is developed for the manufacturing process from the first sketch rather than adapted to it afterward. We work to the Design Manual for Quality Housing and to your own housing standards where they go beyond it.
Turnkey delivery
Homes are handed over complete, decorated, with kitchens, flooring, appliances, connections live and BER certified, ready to allocate the week they're signed off; that's our standard specification. There is no fit-out package to procure separately and no second contractor on site after us.
Structure and envelope package
Where you already have a main contractor or an established design team, we supply and erect the light-gauge steel superstructure and weathertight envelope, and they complete. Useful where a scheme is already procured but the program has slipped, and the frame is on the critical path.
Where we fit best
-
Large-scale and multi-phase developments, where repetition drives the cost per unit down
-
Infill and backland sites, from a single unit upward
-
Rural village and small town schemes where transport and crane access are limited
-
Sites with tight or constrained access, where a volumetric module physically cannot get in
-
Replacement dwellings on derelict or demolished sites
-
Schemes repeated across several sites in one county
-
Age-friendly and accessible housing, where level access and wet rooms are designed in rather than adapted later
-
Programs with a fixed, immovable completion date
The finished building is a permanent, site-built structure in every sense that matters, legally, structurally, and for valuation. It is BCAR-certified in the ordinary way, with an Assigned Certifier, a completed statutory certificate, and full documentation on the Building Control Management System. It carries a structural warranty. It goes on your asset register as what it is: a house.
The steel frame is galvanised, non-combustible, dimensionally stable, and it does not rot, warp or attract termites. On a sixty-year maintenance horizon that matters more than the eight weeks it saves on site.
Compliance, plainly
-
Building Regulations: full compliance across all parts, including Part B fire and Part M access
-
BCAR: Assigned Certifier, Certificate of Compliance on Completion, full BCMS documentation
-
NZEB: exceeded as standard. Every home is A-rated on completion, not on a projected calculation
-
Design Manual for Quality Housing: our standard typologies are developed to it
-
Eurocode-compliant structural design: certified by a chartered structural engineer, with calculations available for your technical staff to review before you commit to anything
-
Part 8 and planning: we prepare the documentation and support the process
Your technical department will want to interrogate the system before they'll recommend it. That's the right instinct. We'll send the structural calculations, the fire certification, the airtightness and thermal detailing, and the BCAR documentation package to be reviewed on its merits, in advance, without a procurement process in train.
How the schedule works
The Single Approval Process approved in July 2025 covers new-build social housing projects up to €200 million and rewards standardised design. That's the environment this system was built for: a defined typology set, priced, engineered and certified before it reaches your site.
Indicatively, from a signed contract on a site with permission in place:
-
Detailed design and manufacturing drawings, 4 to 6 weeks
-
Factory production, runs in parallel with your site works and foundations
-
Superstructure erection and weathertight envelope, days, not months, per unit
-
Fit-out and completion, continuous, with no weather-dependent trades on the critical path
Start with a site
Send us one site. We'll come back with an indicative layout, unit numbers, a program and a cost range, at no cost and with nothing to sign.
If we're not the right answer, we'll say so.
